Enery Pertformance Certificates

EPC deadline date now put back to 1 Jan 09

I would bring to your attention to the changes in energy legislation, which requires energy performance certificates (EPC’s) for commercial buildings.  Some points to note are as follows:

  1. The EPC’s are required from 1 Oct 08 on the construction, sale or letting of most commercial buildings.
  2. It is the responsibility of the seller to provide an EPC to prospective buyers and should be available at commencement of marketing.  Non compliance could result in a fine.
  3. Fines for non compliance are 12.5% of Rateable Value – (£5,000 max)
  4. EPC’s valid for 10 years
  5. For Public Buildings – from 1st October 08 and where the total floor area is greater than 1000 sqm, a ‘Display Energy Certificate’ must be displayed and these are valid for 1 year.
  6. The exclusion of premises 50 sqm or smaller only applies to premises which have their own heating system and are totally self contained with regards to air con / heating supply.
