Enery Pertformance Certificates
EPC deadline date now put back to 1 Jan 09
I would bring to your attention to the changes in energy legislation, which requires energy performance certificates (EPC’s) for commercial buildings. Some points to note are as follows:
- The EPC’s are required from 1 Oct 08 on the construction, sale or letting of most commercial buildings.
- It is the responsibility of the seller to provide an EPC to prospective buyers and should be available at commencement of marketing. Non compliance could result in a fine.
- Fines for non compliance are 12.5% of Rateable Value – (£5,000 max)
- EPC’s valid for 10 years
- For Public Buildings – from 1st October 08 and where the total floor area is greater than 1000 sqm, a ‘Display Energy Certificate’ must be displayed and these are valid for 1 year.
- The exclusion of premises 50 sqm or smaller only applies to premises which have their own heating system and are totally self contained with regards to air con / heating supply.
